The Justhow project embodies the firm’s philosophy of creating modern, flexible spaces inspired by the Pacific Northwest’s vernacular forms. The key design goals of the residence were to maximize water views, capture sunlight, allow for ample storage space, and provide a safe and fun place for the client’s young family to grow. A large, sunny roof deck offers a place of respite to enjoy the water view.
A variety of sustainable techniques will be employed in the Justhow house, which is expected to qualify for a 3 star Built Green Certification. The house will be constructed using advanced framing and rain screen technology. A buried cistern will catch excess runoff for landscape irrigation. Rain gardens will also be used as part of the storm water management plan.
In-floor hydronic radiant heat will be installed with a geothermal heat pump, which transfers thermal energy to and from the ground. Geothermal heat pumps reduce the use of fossil fuels and cost 30 to 60% less to operate than a traditional heating system. The use of radiant heat eliminates ductwork and creates a healthier indoor air environment, while providing a comfortable source of heat under the finished concrete floors.
Wood from the property will be used for interior trim and solid wood floors on the second level. Local fir is being milled for the doors, which along with the windows will be custom made by local craftsmen.
